| Summary: | The center of a city is generally dominated by trade and service activities. It is the center point of the city development, center of services, and center of movement of the inhabitants of the city. The city of Samarinda, whose city center is in the Citra Niaga area (previously trade center area and amusement park), is located along the bank of Mahakam river. The Citra Niaga area was developed by the city government from 1984 – 1989 to rejuvenate the existing trade area and to transform it into a new trade area that could accommodate all traders in the area, including street vendors, and also as a place for cultural promotion. Citra Niaga which received international award for development that preserved and accommodated local culture, rehabilitated the environment, and empowered the community, became the proud of the city. Unfortunately, after 20 years, the condition has declined and is not well maintained.<p>There has been no evaluation on the development of the Citra Niaga area up to the present condition. The purpose of this study is to evaluate the existence and development of Citra Niaga trade area. The goal is to identify the obstacles for the development of the area, to identify the potency of the area, and to identify the perception and appreciation of the community and government of Samarinda city on the existence and development of Citra Niaga area.<p>The method of evaluation used in this study is pseudo evaluation method by conducting assessment analysis on variables and sub-variables, indicators, and parameters that are used. From result of the evaluation, done description analysis and qualitative.<p>The result depicted the existence and condition of Citra Niaga area in Samarinda city, and knowable of potency and expansion resistance of Citra Niaga area, and effort done to maintain existence of area Citra Niaga in Kota Samarinda. <br />
