Summary: | Residential Area is one kind of land use form as a human place for dwelling and day-to-day life of households. Of all the land use sectors, the residential area is the largest user of urban space and it constitutes from 30 to 50 percent of developed land in an urban context, so that it should be arrange for its planning and developing. As a matter of fact, the regulations for those sometimes are not working optimally. This fact can be viewed in existing condition of residential area or it allocations on land use plan which do not notice the land suitability. To identify the land use deviation that incompatible with its regulatory system, land use planning concept has already facilitated through the evaluation process as an effort in assessing alteration of land use compared toward goals attainment of urban plan. However, there is a special condition when the regulatory could not be applied as reference for the evaluation process because of technical issue. Whereas the urgency of evaluating process as one of main activity in urban management, it should be an alternative solution to replace the malfunction product with other methods so that the plan and existing condition of land use still could be evaluated for supporting a decision making process and spatial conflict resolutions. One such method that will be used for evaluating residential area is suitability analysis, a process of determining the fitness of a specific landscape condition to support well-defined activities or land use. Suitability analysis of the landscape has over the last thirty years become accepted as one of the most comprehensible and defensible approaches to landscape planning. The intention of the process is to determine and evaluate the optimum site location for activities while minimizing negative impacts the environment. Cilegon is one of municipal in Banten Province with economic basis in industrial and commercial sector. Residential area becomes one of major problem in Cilegon because of the increasing in such activities and population. By means of suitability analysis, this research will try to evaluate not only existing condition, but also its allocation in land use plan refer to criteria/indicators classified by highest and best use aspects such physically possible, legally permissible, financial feasible, and maximally productive. Outcome of this research are recommendations for spatial policy in residential sector, especially associated with its land suitability degree. <br />
