Summary: | Facilities Management (FM) is a department or new business unit in PT. FGH. This department was previously known as Town Management (TM). FM was established because TM had a poor perfomance and was not able to fulfill the expectation of company and customers. The lack of employees' development, ineffective cost, poor quality in doing the housing and town facilities in the company. At the end of 2006, the company decided to resolve the issues in TM by restructuring the organization and replacing the manager and other head sections.<p>As the new branded department which was formed to solve the issues and failures of the previous department, FM attemps to create the plans in its bussinesss. This final project proposes Deming Cycle Approach in doing its bussiness. The steps include plan, do, check and action (PDCA). On the plan step, mission is generated from the need of customer and company. Mission is the foundation to determine the key result area (KRA) and key perfomance indicator (KPI). The next step is to prepare the programs for the company to achieve the goals in running the bussiness. The implementation program is conducted in the do step. The performance program are measured and evaluated on the check step based on the check result. The action step is to improve and follow up the result of program and impacts to its FM bussiness goal that is customers' satisfactory and company's trust.<p>This approach is expected to produce the opportunities for employees to improve the productivity and quality of service, improve the safety and health of employees (K3) in FM environment and company. The expectation of company and customer, KRA/KPI, and its program are depicted into the solution that being offered in the plan step. It is based on the findings and diagnosis at current sitution in FM. The implementation program and study on the system and its monitoring mechanism and department measurement and performance are the result of the step action. To do the maintenance is the solution of the step action. FM needs the external audit to evaluate and see if FM effectively implements the PDCA to achieve its business goals.<p>The implementation PDCA system in FM is the frame work and practical values that should be implemented immediately since the system is familiar to those who obtained the certificate of K3 system released by NOSA and enviromental management system of ISO 14001. Both management systems use the PDCA systm to ensure it runs well and effective. The cycle pattern in PDCA system makes the learning process complete. It enables the maintenance improved, well-organised so that the business goal is effectively achieved. |
