Summary:<p align="justify">For high building with various usage, the current valuation method of Directorate General of Taxes is not relevant. Cause the methods there is use based on usage building. Therefore, new building valuation method has to be created aspecially to appraise multifunction buildings. According to previous research vertical distance of level has negative influence to sale/rent value of building units. It means sale/rent values will cheaper if floor level is higher. How does the effect will be the same to apartment units?<p><p align="justify">The objective of study is to create valuation model base on three dimensional data of building with define as travelling time to unit of apartment. To define the model applied multiple regression analysis.<p><p align="justify">The result shows that apartment unit sale/rent value can be modeled by using multiple regression analysis with mathematic model :<p>Nilai Unit = 9.427.605 + 995.601Luas +552.665Lantai – 674.836Parkir - 717.245Hotel<p><p align="justify">Variables: luas and tinggi lantai has positive influence, waktu tempuh dari parkir and waktu tempuh menuju lobby hotel has negative influence to apartment unit value with confidence level 95%. <br />
