DESIGN PRINCIPLES OF TANGERANG OLD CITY DISTRICT REVITALIZATION

The developing process of Tangerang Old City started from Chinese kampong three centuries ago. After independence of Indonesia, this city has been developed into a center of trading and services. Because of socio-economic factors and lack of good administration, such as the bad planning of the city, the economic pressure, the political pressure and the development of new cities around the old city area of Tangerang, the Old City's vitality has been degraded. This can be seen from the degradation of economic activities, the unmaintained buildings, the change of Chinese building's functions and facades into swallow's nests, the deserted kiosks and slums within the Old City.<p>The main problem of the revitalization is the absence of the Tangerang Old City's design principles. Thus, it is necessary to formulate the site's design principles for revitalizing the district, which is the purpose of this study. Analytic description method, qualitatively and quantitatively, is used to evaluate the economic and non-economic vitality, including physical and socio-cultural vitality. This research is also to understand the cause of vitality degradation internally and externally, as other consideration in the revitalization, along with stakeholders aspirations and the commitments of the government, private and communities. Then, all those aspects are analyzed in SWOT to determine the revitalization strategy, which is considered in formulating the design principles of Tangerang Old City.<p>The output of this study is the revitalization design principles matrix which suits the character of each sub zone is divided into three sub zones. <br />
