In a highly accelerated development in Indonesia, maintenance activities seem to be important to maintain the physical condition along with all the components of tre building in order to reach its design service life. One of things that should be considered related to maintenance activities is degradation potential. This potential can be useful in planning maintenance activities to prevent worse damage and bigger cost in future. This research discuss the degradation potentials of building based on climate factors; including rainfall, air humidity, air temperature and sunshine; environmental factors, including air pollution and maintenance factors; including maintenance cost and maintenance activities that are done all this years. As the research objects, this research will choose 108 education buildings spread all over Bandung represented each of occupation areas. The outcome of this research shows the degradation potentials of buildings in Bandung in the future. Beside that, the expected outcome is proposal about maintenance activities that should be done related to the degradation potentials that happened.
