Summary:Currently, Aerowisata as a subsidiary of Garuda Indonesia active in the development of hotels and resorts owned by either itself or its management, particularly in various parts of the Garuda Indonesia flight plan as an effort to keep abreast of rapid growth of the Garuda Indonesia at this time. One of the plans is to cooperate with local government, in this case is the Government of North Sulawesi. In such cooperation, they will manage the homestead / liaison offices of Government of North Sulawesi which located in Cempaka Putih areas, Jakarta, and will be managed to be 3-star hotel, and the name of property is Kawanua Aerotel Jakarta. The forms of cooperation and executed between the Government of North Sulawesi Aerowisata is a joint operation agreement, which will use one of three models, namely the Lease, Profit Sharing, and Management Fee.The final task of this project focuses on the analysis on each model and get an idea of where the most profitable investment for Aerowisata Hotels and Resorts, which was calculated using the method of Pay Back Period (PBP), Net Present Value (NPV) and Internal Rate of Return (IRR).From the analysis of the feasibility of the three business models, taking into account that most likely occurs is most likely scenario, get the best results obtained from the alternative rent (lease) compared to other alternative business models, with the Payback Period is 2 years 10 months, the NPV of Rp. 38,585,593, and the IRR reached 71.86%.Based on these results, the business solutions for Aerowisata is lease, with consideration of the level achieved by PBP will be faster than other alternatives, the resulting NPV for all scenarios have the greatest value than other alternatives, and risks contained in the lease (lease) is smaller, visible from the IRR is greater than other alternatives.
