Bakrieland Development tbk is an integrated property developer that engages in property and property-related development in Indonesia. Bakrieland Development tbk has three property business units i.e. Landed Residential, Hotel and Resort and City Property (PT. Bakrie Swasakti Utama). PT. Bakrie Swasakti Utama (BSU) involves in the development of vertical residential properties that adopt the superblock concept. BSU merges its residential and commercial properties (office, hotel and shopping centers) in an integrated manner, complete with supporting facilities such as fitness centers, places of worship and educational institutions and already developed some properties Taman Rasuna Jakarta and Jogjakarta. During 2013 several business actions have been executed and this implied a corporate consequences and business issues to the company. For answering the business issue then problem formulation aplly. <br />

For exploring the business issues, conceptual framework is used as approach of business solution. Condition scanning from external and internal factors and strategy formulation are used as tools to find out business issue solution. SWOT analysis, GE matrix, BCG matrix, Parenting Fit matrix, business strategy and business model are explained as strategy formulation alternatives. The alternative strategies are translated into functional strategy as a proposed strategy. Functional strategy is then translated into Economic Value Added (EVA) strategy. <br />

Key performance indicator (KPI) is used as approach of strategic program of the company. There are seven strategic programs proposed to BSU including the time schedule. The strategic programs are: finance, human resources, sales and marketing, business development, production, operation and system and procedure strategy. The strategy is expected to create sustainable company by having positive EVA. <br />
