Assistance is given with certain requirements for prospective buyers and the price limit for apartments to be purchased of Rp 144 million, -. Developer believe these limits are need to be increased along with the rising prices of building materials today. This final assignment discuss about the economic aspects of feasibility study of subsidised apartment project with a given price limit. It also carried out analysis of how far the changes in the estimated construction cost can be tolerated so that the project can still be feasible from an economic standpoint. From the data obtained by the case of projects, economic feasibility analysis performed by calculating the value of Benefit Cost Ratio (BCR) and Net Present Value (NPV) by first estimating the cash flow during the investment project. Sensitivity analysis was done by rising construction cost estimates by 10%. This 10% increased continues until the economic feasibility of the obtained results have BCR value of less than 1 or negative NPV which means the project is not economically viable. After doing the analysis on the data obtained, it found that the value of BCR is 1.35 and the NPV of Rp 48,047,686,128, - which means the project is economically viable. The result of sensitivity analysis indicates that the project is still economically feasible up to 70% increase of construction costs. text
