It has been reported in 2016 that several places in Bandung Basin are subsiding at different rates with the most severe is at 140 mm/year. Over the period of 2000-2016, subsidence ranging from 10 to 120 cm is evident in several places in Bandung Basin. Land subsidence impacts in urban areas are quite numerous and can be categorized into infrastructural, environmental, economic, and social impacts. In general, these impacts are catagorized into direct and indirect impacts. One example of indirect impact is decreased land and property value. Land is one of natural resource limited in quantity. Therefore, land could act as economic object with value and price. There are several factors that could affect land valuation, i.e economic and social condition of site, government policy, locational and situational aspect of the site itself. Coefficient of correlation between land subsidence and land value is calculated using Pearson Product Moment method with 17 years time-series data of land value and land subsidence in 10 points. From calculation, the coefficient of correlation value ranging from -0,817 – 0,976 which indicates negative correlation between two variables. Furthermore this research discusses the calculated coefficient of correlation and the spatial analysis of 10 monitoring points to derive information of which factor dominantly affects land valuation. It is then known that in general land valuation in 10 monitoring points are dominanly affected by government zoning policy, site’s uses, and total area of the site. text
