Summary: | Pekanbaru Riverfront Centre is a mall that concurrently work as a terminal. This project located at Siak River, Pekanbaru City. This project was planned to represent Pekanbaru as a Riverfront City. In order to realize this Pekanbaru Riverfront Centre project, planning of construction method is required. This plan consists of determining the most effective and efficient methods of construction, project scheduling, and the project cost estimation to fullfill the main objective of construction project planning which are quality, time, and cost. This contruction method planning will be used as reference for the owener and the contractor at the bidding process, also at the construction purpose on the field. <br />

Construction method will be started from preparatory work, then followed by sub-structure works which consists of precast square pile foundation, pile cap, diaphragm wall, and soil works. Upper structure works consists of reinforced concrete works for columns, beams, and plates. In addition, there is also wharf works, bioretency works, and transportation analysis. <br />

Based on project scheduling planning, the total duration of this project construction is 359 days. This project scheduling is based on two types of works, which are heavy equipment lead resources work and manpower lead resources work. Apart from duration, project scheduling also produce critical path that must be guaranteed will done as the schedule so the project wont delayed. <br />

For the project cost estimation itself, will be held by planning consultant, therefore the output of this process is Engineer’s Estimate which will be used by owner when conducting a bidding process with the contractors. Cost estimation is conducted using analysis of unit prices in accordance to SNI 2008 about Unit Pricing Analysis for Building Construction. The estimated cost fot Pekanbaru Riverfront Centre project is Rp.188.274.000.000,00, which already includes direct and indirect costs of the project. |
