<p align="justify">Sei Mangkei development as a special economic zone is one of the program that Government has taken to attract foreign investment to areas outside Java so as to create a new center of economic growth. Sei Mangkei SEZ is an industrial area for processing oil and rubber in Indonesia. To attract investment into SEZ Sei Mangkei, the Government has provided privileges and incentives in the form of fiscal and non-fiscal policies. In addition, the Government has also provided substantial investment in infrastructure development to increase the investment attractiveness of Sei Mangke SEZ. This study focuses on analyzing the conditions of investment attractiveness in Sei Mangkei SEZ which includes SEZ linkages, input factors, SEZ management, regional infrastructure and investment performance. The analytical method used in this research is mixed method analysis with primary and secondary data collection. The aims of this research is to identify the components that are supporting, obstacles that have the potential to become supporting and inhibitors of investment attractiveness in Sei Mangkei SEZ. The results of the analysis show that the investment attractiveness component in Sei Mangkei SEZ has supported, but it needs more effort from all parties so that the attractiveness can be maximized. The main problem of investment attractiveness in Sei Mangkei SEZ is the provision of infrastructure that has not been implemented in accordance with the plan, especially the problem of gas prices in the region.<p align="justify"> <br />
