The Fatmawati City Center apartment is located in an area with an economic level of people around the area at middle to upper class. In order to build the Fatmawati City Center Apartment project, it is necessary to design a good management aspect. The design of management aspect includes three main objectives, namely quality management of works through construction method design, time management through scheduling design, and cost management through estimated construction cost design. <br /> <br /> <br /> The construction method are preceded by temporary road work for heavy equipment movement, in and out the project site. Temporary road works are followed by ground leveling and ground clearing. Work continued to the lower structure works, which starts by diaphragm wall work followed by excavation, dewatering, and installation of anchor in accordance with the planned stage. The work of the lower structure ends with bored pile foundation work and pile cap for the foundation. The upper structure work is done in accordance with the design of the zonation. The upper structure work consists of the work of the base plate, columns, plates, beams, and shear walls. After the structural work, comes the drainage work and the project ends with road works. <br /> <br /> <br /> Based on project scheduling planning with equitable allocation of resources, the total duration of this construction project is 1022 days, this duration consists of preparatory work for 117 days, ground work for 120 days, structural work for 870 days, drainage work for 13 days, and road work for 5 days. Duration estimasting are based on two types of job resource leads, jobs with heavy equipment resource leads and jobs with group labor resource leads. In addition to the duration, project scheduling also generates a critical path of the project that must be maintained to avoid delays of project duration. <br /> <br /> <br /> Cost estimation is done by resource enumeration method of unit price and other sources such as Permen PUPR No. 28 Tahun 2016 tentang Analisis Harga Satuan Pekerjaan (AHSP) Bidang Pekerjaan Umum. The price of materials, wages and heavy equipment rental is obtained based on unit price in DKI Jakarta area. The estimated construction cost in the Fatmawati City Center Apartment project is Rp298.272.404.098 for implementation cost and Rp392.079.075.095 for the total cost. The estimation results have accounted for direct and indirect costs.<p align="justify"> text |
