Summary:The rapid development of urban area with the rampant phenomenon of urbanization has led to an increase in the need of housing. With a limited land area and the unbalanced increase in the need of housing, which also not followed by the sufficient skills of the people, has led them to not have the ability to have a decent housing in urban area. This phenomenon causes the formation of slums in urban area, as also happened in Nyengseret, Bandung. To solve this problem, it is necessary to deal with the right target and benefits, by identifying what factors that cause or influence the slums in the area. This study is conducted to determine how much of a slums is in Nyengseret and also what factors that influence the slums, both physical and non-physical factors, quantitatively using cross tabulation correlation analysis. The results showed that most of the residential areas in Nyengseret are classified as slums. The slums are not only caused by physical factors, but also caused by non-physical factors such as the economic condition of the residents and also the ownership status of the residents. Those non physical factors or characteristics also indirectly affect the physical characteristics of the environment such as the condition of the buildings, utilities, and infrastructures in the residential area of Nyengseret which causes the settlement to become slums. <br /> <br /> Keywords: slums, settlement, factors, physical, non-physical <br />
