Summary:A building needs to comply with its tecnical requirements which is called building reliability requirement. A good implememtation of a maintenance management system will lead to an effective and efficient building operation that supports its function of security, safety, health, comfort, and convenience. Besides, it also supports the haromonization between the building and its surrounding environment. CIBE ITB building is one of newest buildings in ITB complex. Currently it is in its second year of service. In order to make CIBE building functional until its target service time, a maintenance strategy based on technical requirements (building reliability) is needed. The purpose of this research is to develop an assessment system based on building reliability criteria to describe current CIBE building condition in its early service time. Futhermore, the purpose is also to determine a maintenance strategy to optimize the level of service of CIBE building. The assessment system was developed by applying building reliability concept issued by Puslitbang Pemukiman in 2014, several literatures, and Indonesian National Standard on building reliability. The asessment result is a table of building reliability criteria that will be utilized to determine the maintenance strategy of CIBE ITB building. The level of service was defined in a range where, 0-1 is good, 1.1-2 is medium, and 2.1-3 is poor. Based on the developed building reliability criteria, the level of service of CIBE building for safety is 1.35, health is 1.01, comfort is 1.05, and convenience is 1.05. Thus, the overal current level of service of CIBE Building is good. Maintenance strategy is developed in this research to improve the level of service of CIBE building to level 1. Ranking process is needed for maintenance prioritization, it is calculated by multiplying weigh factor with level of service (LoS) value for each criteria. Components with the highest rank will be prioritized to be maintained.
