PLANNING OF CONSTRUCTION MANAGEMENT OF SENAYAN PARK LIFESTYLE CENTER BUILDING IN JAKARTA

Senayan Park Lifestyle Center is located in South Jakarta and consisted of 4 stories with total height of 20.8 meters. The building also has 2 stories, 8 meters depth basement and a reservoir nearby. The building is designed as two identical towers with its main function as a shopping and entertainment center integrated with the basement parking facility. Reinforced concrete and deep foundation are used as the main components of the building structures. <br /> <br /> Planning of construction mangement aspect at Senayan Park Lifestyle Center consist of construction method design, scheduling, and project cost estimation. The <br /> method of construction consist of preparatory works, soil works, works of lower stucture, and upper structure. Soil works consist of installation of temporary sheet pile, cut, fill, compaction, and disposal of soil. Works on lower structure of the <br /> building consists of bored pile foundation, retaining wall, pile cap, and tie beam. The works on the upper structure of the building consists of reinforced concrete structures for the columns, beams and plates. <br /> <br /> Scheduling made base on equipments’s and workers’s productivity. Based on the project schedule planning, the total duration of the construction project is 277 days. Project cost estimation is done by planning consultants, and the output is Engineer's Estimate. The cost estimation is conducted using analysis of unit prices in accordance with SNI 2008 on Unit Pricing Analysis for Building Construction. The estimated cost of Senayan Park Lifestyle Center Builing construction project is Rp. 263.954.850.000,- which already includes the direct and indirect costs of the project.
