DKI Jakarta government has planned the development of TOD and MRT Jakarta is one of the developer. Along the development process government needs a sustainable financing in order to support the establishment of TOD in Jakarta. The connection among stakeholders is still unintegrated and there is none of regulation to support the finance mechanism of TOD. Therefore, this research will discuss about application of Finance Scheme of Land Value Capture based on Taxes and Retribution. The purpose of the research is to acknowledge the possibility of LVC application as an option to finance the TOD in MRT Corridor Phase 1. The methods used in this research are gap analysis, content analysis, descriptive analysis, and qualitataive analysis. According to analysis result, the possibility of LVC Finance schemes by PBB P2, BPHTB, PPH/PPHTB, and PPN/PPNBM are still difficult to applied. There are still gaps in the dimension of space, object, tariff and taxes, and cost. In order to analyze the possibility of appliction of LVC Finance Schemes Development Based is Public and Private Partnership and Additional Gross Floor Area. The conclusion of the research is that PBB P2 is still has difficulties to be implemented as LVC, but can be developed with some fixation in the cadaster data dan spatial information about land assessment. <br /> <br /> <br /> Keywords: TOD, Land Value Capture, PBB P2, Taxes, Retribution, Qualitative Analysis <br /> text
