Lower structure are consist of 2 scopes design. First, diaphragm wall and supporting system such as ground anchor are planned as retaining structure for the implementation of basement construction. Second, bored pile foundation is planned to support the structure. Analytical calculations are performed manually and modeling analysis such as stability, displacement, and internal forces are perfomed in software based on finite elements, PLAXIS 8.5. The analysis is performed under static and in seismic condition. Seismic analysis is done by pseudostatic approachment. Then bored pile foundation is designed into two types that is to suppoty the podium load and tower load together. Two software which is used to analysis deep foundation are GROUP and LPILE. While regulations and codes that are used as design references include SNI 1726-2012, SNI 8460-207, and The Regulation of the Governor of DKI Jakarta by 2009. <p align="justify"> text
