<p align="justify">The Subdistrict of Batam Kota is a region in the Batam City that has been showing a big growth in its housing development sector in the recent years. The rise of population and economy in Batam are one of the factors which contribute to the rise of this housing demands. This opportunity is seized by the property developer, Pollux Properties, by opting Batam Kota as their next project for an integrated superblock complex. Within the complex will be constructed apartments to accommodate residential functions for the citizens of Batam and its surrounding. Standing on a 1.3 hectares land, the apartment is aimed to provide a comfortable and prestige residences for the users. The characteristic of the users and location serve as the primary guidance in developing this project. The apartment is aimed for upper middle class workers as the main users, both single or with family. Meanwhile due its location, the apartment has to be integrated with other functions that are present within the superblock. In addition, the apartment has to be designed with green building concept in mind to help promote sustainability issue. All the points above are then amalgamated into the design concept of “ecotopian comfort”. Ecotopian comfort means to prioritize users’ comfort which is combined with the green building issue. The design of this apartment is expected to be able to serve as a model for green building apartment development.<p align="justify">
