And the others live in improper house dwell in town, because they cannot buy simple house provided by the developers. <br /> <br /> In levying of simple houses, government have coped by giving subsidize. But the unstable macro economic condition results construction material's cost increase everytimes. This case cause construction materials cost raising which induce directly at building cost, inclusive of low cost house. <br /> <br /> This research aims to look for what can be conducted to degrade low cost house constructions' expense in order to can be reached by low economic society. To answer this case, hence by low cost houses research which builded by private developers around Bandung. There are a lot of factors influencing constructions expenxe, but in this research choosed connection between building components design and construction cost. <br /> <br /> Method used by this research is comparation to existing datas. Datas which collected are construction's cost estimation and constructions drawing of simple house. The datas require to be put on a par before compare to each other. The comparation shows some building components which significantly effect in construction cost of low cost house. Hereinafter, modificate of building components without degrade building quality and existing building design done.<p>Four building components which significant enough in influencing low cost house construction cost are: concrete work, wall work, roof work and the cushion, door and window work. Some scenarios applicated at the datas to degrade construction cost. After the scenarios applicated, it showed reduction cost 0,72% till 3,16% from total building construction.<p align="justify"> <br /> text |
