Description
Summary:The fast growth of city is much influenced by complex function run in a city. City development is always followed by the increase of demand for land that further will increase the value of land used for settlement because land always has good characteristic with regard to its location and size. The value of land used for settlement is strongly influenced by several factors respectively location, accessibility and the existing infrastructure. The increase demand of land used for settlement will influence the value of urban land, direct or indirectly. The activity of land assessment is strongly needed in order to specify Sales Value of Tax Object (NJOP) of land. For that purposes it needs conducting study in order to obtain accurate model of land value used as material for determining cross check against the existing NJOP of land. This research intended to investigate influencing infrasructure for land value of settlement area in sub district of Central Tanjung Karang, Bandar Lampung City. This research was conducted by collecting data of cross section against data of sale purchase transaction and land offering occurs. Sampling activity was conducted by technique of purposive sampling of 72 samples data having purpose that the data used can represent the existing population. Model was established by statistic analysis of multiple regressions. The result of such regression analysis was then evaluated by using test of economic criteria, test of statistic criteria (t-test, F-test and R2), and test of classic assumption criteria (multicolinierity and heteroskedastisity) in order to obtain the most suitable model of land value to be applied in the area of investigation. rom four regression models conducted, semilogarithmic model (Log-Lin) constitutes the best model with coefficient of determination (Adjusted R2) of 0,712. It means that the strength of selected model in predicting land value is 71.2%, with variable of road width in front of sample, road condition, distance to the nearest shopping centre, and variable of availability of telephone connection as variables having significant influence against land value. <br />
