THE PLANNING OF CONSTRUCTION METHOD OF INTERNATIONAL FERRY TERMINAL BATAM CENTRE

International Ferry Terminal Batam Centre is an international ferry port located on the northern shore area of Batam Island. This port connects Harbour Front port in Singapore and the port in Johor Bahru, Malaysia. In order to realize the project of International Ferry Terminal Batam Centre, it requires a planning of construction method. This plan consists of determining the most effective and appropriate methods of construction, project scheduling, as well as the project cost estimation to meet the main objective of construction project planning which are quality, time, and cost. The planning of construction method will later be used as a reference for the owner and the contractor for bidding and construction uses in the field. <br /> <br /> <br /> The method of construction begins with the preparatory work, continues with the works on lower structure of the terminal building which consists of precast spun pile foundation, pile cap, and tie beam. The works on the upper structure of the terminal building consists of reinforced concrete structures for the columns, beams and plates as well as steel structure for the roof truss construction. Then the works on the drainage. And the final work is on the pier jetty consisting of precast spun piles that are drilled into the seabed, as well as the pile cap, beams and plates of reinforced concrete using cast in place method. <br /> <br /> <br /> Based on project scheduling planning, the total duration of the construction project is 203 days, the calculation of duration is based on two types of work, which are the work with the lead resource of heavy equipment and work with the lead resource of labors. Apart from duration, critical path that rise up from project scheduling must be considered so that the project is not delayed. <br /> <br /> <br /> For the project cost estimation, it is done by planning consultants, and the output is Engineer's Estimate which will be used by the owner for the bidding process with the contractor. The cost estimation is conducted using analysis of unit prices in accordance with SNI 2008 on Unit Pricing Analysis for Building Construction. The estimated cost of International Ferry Terminal Batam Centre construction project is Rp 111,987,822,000, which already includes the direct and indirect costs of the project.
