Description
Summary:
In order for construction projects to be done effectively and efficiently, the main concerns that must be considered are quality, cost, and time. Therefore, it is necessary to determine the appropriate method to maintain the quality of the project, estimate the cost as accurate as possible so the budget usage can be more efficient, as well as proper scheduling in order to save time. The scope of work for construction management design includes preparatory work, substructure work, and upper structure work. Planning begins by creating the Work Breakdown Structure (WBS), followed by calculating the volume of work, determining the appropriate construction method, also estimating the project’s cost and scheduling based on the volume of work and construction method that has been determined before. Costs calculated in estimated cost include direct costs and indirect costs, by using several methods such as unit pricing and resource enumeration. Length of duration for each work in scheduling is determined based on two factors, which are heavy equipment productivity as the lead resource and manpower productivity as the lead resource. The result of cost estimation for Bandung Creative Office Park Project is a bidding price of 86.65 billion rupiah, with a duration of 269 days. In addition, there are other planning results such as the bar chart and the S curve which can be seen in the appendix section.
