The high growth of job seekers who work in offices, high growth of investment to rental office buildings, and limited land led has caused rental offices grow rapidly. This growth happened in Jakarta as the capital of the Republic of Indonesia, especially in Kemayoran which is planned to be "The Next Jakarta's Central Business Distirct". Therefore, this final project is designing rental office in Kemayoran with commercial office type which is equipped by retails as supporting functions to provide the needs of workers and executives’ activies of modern industrial which are required afficiency. The land area used in the project is 15.750m2, with a total area of building is 75.840m2 that is consisted of 3 floors podium, 30 floors tower, 3 floors basement, and open green spaces on the ground floor. Office is a place that is used for commercial and run regularly as a center of information processing, decision making, and business policies. The definiton of the office give functional issue into this design plan so the office, which is designed, has efficiency, flexibility, effectiveness, and high mobility, especially in this modern era. In addition, the issue that should be considered is contextual issue that encourage the building to become a landmark in the region. Another important point in the design of the rental office is global warming. The application of the environmentally friendly concept at the rental office in Jakarta has started to become more valueable in rental office marketing. Therefore, the concept of this project is “Habitable Working Rental Office”, which means creating that healthy, productive, effective, efficient, and environmentally friendly working and living patterns by presenting a green area on the building to improve the effectiveness of work.
