The land value for housing purposes, for instance, is very influenced by condition of environment and accessibility. To analyze factors influenced the land value, a land value model is used. The difference characteristics of location need for difference model. This research intends to design a value of land housing model dan analyze factors that influenced it in area study. This research was conducted in several stages, that is data collecting, data processing, modelling, and testing. The data used were cross section data, consisting of 55 samples, which spread across 12 subdistrict in area study. The model were analyzed using multiple regression analysis, by trying four regression models : linear model, linear logarithmic model, logarithmic tinier model and logarithmic model. Statistical and econometrical test were used to evaluate the designed models. The result indicates that the logarithmic model produces the best model with the coefficient of determination value (R2) was 0.84 and the significant variables are distance to goverment center, the width of the road, and public transportation facility. The coefficient of variation (COV) produced from the model evaluation was 16 % (above the 10% tolerance limit). It indicates that the accuracy of regression model to estimate the land value was relatively low. But the model produced a value of 1.026 (within the range of tolerance limit) in PRD (price related differential) which indicates the uniformity in estimating land value text
