Summary:Housing is an important aspect of human settlements, especially in urban areas where constant urbanization pushes up needs despite the limited supply of land. The development of housing becomes a crucial issue in directing urban growth with its complexities. The growth of urban settlements will have ties to housing types and locations, which are determined by the actors who build housing after considering the relevant factors. Townhouse complexes are an urban housing phenomenon that is abundant in Jakarta, especially in South Jakarta. It is for that reason that their existence should not be ignored, whether by the government or other planning practicioners, because the model is frequently used by housing providers or developers. Even so, there has not been much discussion on this phenomenon. This research aims to increase the understanding about the phenomenon of townhouse complexes especially in South Jakarta by identifying the growth of its development and seeing its correlation with land price, which is a main factor of Indonesian urban housing developers’ locational decision. The development of townhouse complexes is identified to be growing to the south of South Jakarta, or to the direction of the urban periphery. The correlation between townhouse complexes’ development and land price is shown by the tendencies of their development. Townhouse complexes tend to be built on locations with relatively low land price levels. The characteristics of townhouse complexes also tend to match the land price levels on the locations of their development.
