STUDY OF COMMUNITY BEHAVIOR IN LAND USE (Case Study: Kemang Area – South Jakarta)

Land-use change is a common condition occurred in the community. Land-use change is a very normal condition that happens especially in the city, considers its high dynamic change, either land value change or the transition of the community itself. Jakarta as the biggest urban in Indonesia also experiences this issue, whereas there are urges to change land use planning, and the changing that happens naturally among community. This research is aimed and focused to analyze community’s behavior in residential area, especially land’s owner in managing land use and its change. This research also analyzes factors that influence land-use management and motivate land user’s behavior, included citizen’s behavior, such as physical-biological, institution included government and community, economics, attitude, subjective norms, and behavior control. This research uses case study in Kemang area-South Jakarta, together with literature study, data collecting with primary survey, which observing the location and interviewing related respondents and doing secondary survey, which gathering samples with purposive sampling technique, data and information compilation, and descriptive analysis. There are some conclusions and findings, which are: economic factor is the most influencing factor that urges land use change rapidly; land’s owner change also pushes land use change faster, community behavior regarding land using can be grouped into two, which are strong and weak community groups, and they both needs to be managed differently consider their different attitudes, subjective norms, and behavior control in land use and at last, there is also need of management of change strengthening towards urban management, included spatial planning, to face this land use condition and community that is consistently changed.
