Summary:The development of green building concept has rapidly grown, including in Indonesia. Moreover, Indonesia has its own council and regulation about the construction project process of green building. During the practice, the implementation of green building concept on landed housing has not been well developed. Even though there are some houses which already succeeded in green building concept practice, there isn’t any sufficient research about the factors that can determine its success. Literature shows that from the building process, design consideration phase held a major contribution in applying green building concept. Hence in housing construction, especially housing development which is the largest development in Indonesia, could consider applying green concept starting from the design consideration phase. A selection of variables, based on the design considerations, were then determined as critical factors. The research attempts to deliver a finding in generating comprehension of those critical factors. The results shown two categories of critical factors, which consists of physical and non-physical factors. The physical factor is the implementation of green design criterias, while the non-physical factors are green insight and behavior of architects and clients.
