INSIDE AND OUTSIDE CONCURRENCE GREEN-BASED RENTAL OFFICE PARK AT CBD BSD CITY

This project consists of a design of ten story rental office park. This office is created based on the increasing need of office space every year, but also followed with a change of preference of the users. Users now tend to wish their offices to be more flexible, more affordable, and have a community. This office is also created with the increasing attention towards green building issues. In this project, various green principals were applied in this building as this building is an office park, where landscape elements are integrated within the building. This project takes place in Green Office Park Office Complex which is located in BSD City Central Business District (CBD) area, Tangerang, Banten. This office complex consists of a lifestyle center with eleven office parks. Office park is office building typology with various landscape elements integrated into the building. Green principles were also applied aside from various landscaping method, such as the application of night cooling and retention pond. All design concepts applied in the building takes sums up a grand concept called ‘inside and outside concurrence’. This means the inside and outside atmosphere of the building is the same due to landscaping and green principles applied in the building. To accommodate flexibility and affordability, this building provides not only large, empty units, but also smaller, furnished units for start-up companies. This building also provides various meeting rooms for every tenant in the building. Not only facilitating upper class users, this building also provides entraces for pedestrian who come by shuttle bus or other means of public transportation. This pedestrian-friendly entrance is also one of the application of green principles. Other than that, various open or closed areas are made to accommodate collaborations. These areas exists in lounges or seating areas. Even though this building is green-principled, flexible, affordable, and community-based, which are uncommon things to find in offices, this building still have an efficiency of 80%, integrated fire system, and clear privacy separation.
