Along with increasing population, demand for housing as one of the basic needs is theoretically will also growing. To keep up with the increasing demand, Indonesia’s government is supporting investment in property sector. One form of investment in the property sector is represented by the existence of property development companies. This research will focus on Pertiwi Land as the property development company. Over the years Pertiwi Land has built a reputation as one of the fast-growing and promising property players in Bandung area, especially in the development of residential area. Aiming to become one of the leading property players in Indonesia, Pertiwi Land plan to manage more construction quality deliverables as well as doing more development across Indonesia. Currently, Pertiwi Land is facing the problem of schedule lateness that caused by increasing complexities in the number of objects being built in the project. The purpose of this research is to give Pertiwi Land proposed recommendation for conducting scheduling planning in project management of standard 36-type housing construction. The object is made specific to be standard 36-type housing construction because it is the type of object that are most common in the project, therefore the most built. There are several proposed recommendations that will be applied in this research, namely Critical Path Method (CPM) and Program Evaluation and Review Technique (PERT). CPM method determines the duration using certain number. It also analysing the critical path which consists of critical activities in network diagram that should not be late in the execution if the project is to maintain the on -ime schedule. The result from CPM method is the total project completion time of 152 days which is having 21 activities on critical path that should not be late at all. Meanwhile, PERT method determines the duration of the project through three-point estimation of optimistic, most-likely, and pessimistic. This makes the PERT method more accurate in estimating the project duration. Also, it has a method to find project variances and project standard deviation as well as the probability of project on time. The result obtained from PERT method is the total completion time of 157 days. However, the critical activities and critical path are the same as CPM. The project variance is 29.19 and the project standard deviation is 5.40. The probability of on time is reaching 71.23%. In this research, researcher combines both methods to come with the proposed scheduling planning to build standard 36-type housing construction. text
