Summary:Medan is the third largest city in Indonesia after Jakarta and Surabaya. Even in the construction of available land, the development is limited, therefore development with the concept of vertical building is the right choice. The Green Motion Office and Lifestyle Center building is a mix-use building that will function as a tenant office and shopping center. In addition, this building also carries the concept of green building. This concept is implemented by installing a lot of vegetation on the balcony of the building to minimize the use of air conditioners, use glass façades to reduce electricity use, and use a rain water harvesting system. This building has 2 towers with 32 and 37 floors and has 3 basement floors. This building has a maximum height of 152 meters. Building construction planning in this Final Project report includes work breakdown structure, determination of the method of construction implementation, calculation of work quantification, calculation of duration of work and determination of labor and estimation of construction costs. This building was built with a bottom-up method, using a retaining wall in the form of a diaphragm wall, using a temporary ground anchor, and using a bored pile foundation. In determining the duration of the work is limited by the workforce lead resource of 125 people in one working day. One working day is for 8 hours of work that starts at 8:00 and ends at 17:00 with a 1 hour break from 12:00 to 13:00. In duration analysis, this project can be completed within 1413 working days. Analysis of duration using the method of calculating job productivity, then the volume of work divided by productivity. In the analysis of the duration and estimation of costs, coefficients and productivity were obtained from the analysis of productivity and references from the Permen PUPR no. 28 tahun 2016, and also SNI (Indonesian National Standards) for construction work. The estimated construction cost uses an analysis of the unit price of work, then multiplied by the total volume of work. The project value resulting from the estimated cost is Rp. 608,660,760,012 for construction work (including profit and tax) and for non-construction work in the amount of Rp. 515,814,203,400. In the construction of this project the structural work contributed the largest percentage of 57.79%. Then followed by bored pile work, pile cap, tie beam, and work floor of 33.72%, excavation work and ground anchor of 2.65%, diaphragm wall work of 4.06% and finally preparation work of 1.78%.
