for land in the center of the city causes the price of land in the city center to increase.
This encourages the growth of population settlements outside the CBD area which
causes an increase in movement from settlements to the city center to carry out
activities. The need for mass public transportation from the suburbs (suburban) to
the center of the city is realized by the development of rail -based transportation and
the TOD approach to achieve sustainable development. Environmental TOD is
formed at the transit point in the suburbs that can cause changes in use and valu e of
land in areas where the majority still have use of agricultural land. The community
response to TOD development can determine the use change and land value and
economic characteristics in the core and hinterland areas of the TOD. The author
takes cases that occur in the core area and hinterland of the LRT City Urban
Signature Ciracas TOD. The author studies areas affected by TOD development,
differences in land use according to Zoning Regulations with existing land use,
changes in land values, as well as household perceptions and preferences for TOD
development that can determine future land use change and economic activities.
Data retrieval is done by observation and dissemination of questionnaires to
households on the use of trade services. From the analysis it is known that the TOD
core region and the hinterland region of TOD. The land use in the northern part of
the hinterland is service trade, the western part is mostly industrial, and the southern
part is housing. The majority of uses for existing land in Ciracas District are housing
and trade services. West Hinterland has the highest land price with a location that is
classified as close to Ciracas Station. The results of the crosstabs analysis illustrate
a shift in economic activity into service trade. The results of the regression analysis
show the factors that influence people's preferences after knowing the TOD, namely
land use and perception of land value.
