Summary:Jatinangor is a fast-growing area in Sumedang Regency that develops as the area is designated as KPT (Higher Education Area) which has a function as an education city. Some educational institutions enliven the development of this region including IPDN (Institut Pemerintahan Dalam Negeri), IKOPIN (Institut Koperasi Indonesia), ITB (Institut Teknologi Bandung) and UNPAD (Universitas Padjadjaran). The Jatinangor education zone is located along the arterial road. The development of the Jatinangor KPT as a center for strategic educational activities and attracting migrants has made it an area that attracts investors to develop business fields, especially in the property sector. New Vertical Housing-style settlements are starting to appear along Jalan Jatinangor. For example the operation of Pine Wood Apartments, Easton Park Apartments Skyland City Apartments, and Taman Melati is the fact of a new residential tendency has developed in the form of Vertical Housing. In fact, the existence of Vertical Housing contributes to the volume of movement on Jalan Jatinangor, but how much the contribution is still a question so through this research we will find out the extent of the influence of this Vertical Housing. Based on the results of the study it is known that vertical housing developments in Jatinangor are driven by increased educational activity in Jatinangor, the movement generated by vertical housing in Jatinangor is influential but not significant, and the insignificant contribution is due to apartment scale, occupant characteristics, and occupancy rate. At the end of the study it was concluded that the apartments in Jatinangor had a positive and negative impact, positive because with the impact of small traffic the apartment could meet the mass needs of occupancy, negative because it created a new traffic conflict point. The recommendation of this study is to encourage positive impacts and reduce these negative impacts.
