Summary: | Real estate equity crowdfunding platform is one of the financial technology platform
that could help to finance small and medium enterprises (SMEs) or startup with equity
as return using technology system, especially for real estate industry. The real estate
equity crowdfunding platform could be the solution for real estate developers to attract
capital to build the real estate project looking at the huge amount of housing backlog in
Indonesia. However, due to the low literacy regarding equity crowdfunding, low
number of equity crowdfunding platform available, and low number of investors in
Indonesia, other investment instruments becoming more attractive for the investors. The
research is exploring (1) investor’s reason for not yet using equity crowdfunding using
chi-square (2) the most affecting consideration for the investor to choose equity
crowdfunding using multi-linear regressions (3) the most significant dimension
increasing the investor intention for equity crowdfunding using dimension analysis and
(4) the potential investor for equity crowdfunding platform using cluster analysis. Based
on those methods, there are no significant correlation between demographic factors
toward their reason for not using equity crowdfunding yet. Also, risk and return
consideration are the most impactful factor for the investor to use equity crowdfunding
compare to technology acceptance model and advocate recommendation with
convenience, expected return, perceived ease of use, and expert recommendation as the
most significance dimensions rather than others. In the other hand, the potential investor
for equity crowdfunding is a university student or fresh graduate who have aggressive to
moderate risk profile. In summary, this research could be beneficial for equity
crowdfunding company in Indonesia to generate more investors, especially real estate
equity crowdfunding platform. |
