Summary:This project is a middle class apartment located on Jl. Manggarai Utara II, Manggarai, South Jakarta and is 350 m from Manggarai Station. This project aims to support the plan to develop a transitoriented area in Manggarai. Its land area is 10,787 m2. The design of this apartment has a target audience of young workers and aims to improve the quality of life of its residents. The resulting design is in the form of apartments with two identical towers as high as 18 floors and three floors of podiums below. The types of units offered are studio type, type 2 bedroom, type 3 bedroom, and penthouse. The concept that was adopted brings together the design goals and design brief from the project initiator, PT. PP Properti, which is "physical and physical occupancy for residents". Based on these two things, the big concept is "Comfortable Living in Density". Main focus of the design is its user's convenience in accordance with the characteristics of the prospective user. This is realized by the various facilities provided and the implementation of various passive-cooling strategies. to create thermal conditions that are convenient for users. Various facilities is provided integratively, including commercial facilities and communal facilities for users' social interactions. Passive-cooling strategies is applied by creating the building masses that form large voids as inner court, water elements on the ground floor, cross ventilation corridors, and building facades that provide shades to the building. This design strategies is expected to create a thermal condition that is comfortable for the user. In addition, the existence of a bicycle parking area and large number of green areas through out the building are an effort to encourage residents to have a lifestyle that is environmentally friendly and closer to nature.
