Summary: | One of the effects of urbanization is the increase in residential needs because of mount
population in a city. Limited land causes vertical development, as well as residential functions in the
form of apartments. This project appears to answer these problems. This apartment located in the
Transit Oriented Development area that has principle of mixing functions, so this apartment also
accommodates commercial functions, public facilities, and public spaces as a unit of the area. The
project site located on the Batuceper Railway Station in Tangerang and was initiated by Perum
Perumnas and PT. Indonesian Railways.
The problem of this apartment project is how to create a building with a mixed function that
accommodates residential, commercial and public facilities that can be accessed by anyone, both
residents and train users who are in transit. The functions of various buildings will accommodate
various types of users and their respective needs. The diversity of user needs will cause problems
such as comfort, privacy, circulation, and security.
The concept presented in the design of this project is "Integrity in Harmony". As one of the
buildings in the TOD area that is integrated with the surrounding environment and also the building
itself which is manifested in the circulation created. The concept was developed into zoning sites,
massing buildings, and circuits that are interconnected with each other.
This project produced a design in the form of 2 towers of apartment buildings with a podium
below for commercial functions with a ratio between residential and commercial is 70% compared to
30%. The capacity of approximately 500 apartment units with 3 types of rooms, namely studio type,
1 bedroom, 2 bedrooms, and the podium floor which functions as a commercial in the form of retailiv
retail. There is an interaction room for the public on the ground floor, while the facilities for
apartment residents are on the rooftop podium. |
