Summary: | The growth of Makassar city as the core of Mamminasata Metropolitan city
inflicted the raise of population growth. This causes a higher demand of land and
narrowing the available spaces which makes the suburban area becomes the target
of new city Moncongloe development, located in suburban area Maros and Gowa
District as the solution for residential provision for the society. The development of
suburban area will face the dynamics of city development and others complex
environment problems. In particular for the provision of the land for the residential
in the future. The aim of this research is to identify the correlation between the
dynamics of city area development and the carrying capacity of the residential area.
The residential area development consist of three aspects: physical, social, and
economic. This research using the supply and demand concept to decide the
carrying capacity status. The quantitative approach will be used for this research,
and multiple regression analysis with the dependen variable the carrying capacity
of land and independent variable the residential area as, the depreciation of
undeveloped area and populations. The study findings stated that the analysis
result on urban area’s rate of change in 2012-2018 in Mamminasata suburban area
are: population experience a 1.46% of average growth, 1.10% of families growth,
-0.04% poverty, 5.13% for settlement area, -0.78% for depreciation of undeveloped
area, and 38.83% for the GDRP growth. The analysis result shows that in 20 years
the needs for residential area are 5.912,69 hectare, while the availability for the
residential area is 50.992 hectare, which means the status of the carrying capacity
of land in Mamminasata suburban area is still in Surplus, but there is one subdistrict which is in deficit, the Mandai sub-district. The result of the correlation
between the dynamics of city area development are the independen variable affectiv
29% to the dependen variable, and the most influential variable is the depreciation
of undeveloped area. In conclusion for 20 years forward the suburban area
Mamminasata still have a reserve area to develop for the residential area. |
