Description
Summary:Tourism is one of the important sectors for Indonesia. Therefore, support is needed, both from the private sector and government so that the sector continues to develop. Related to that, also emerged a variety of new tourism destinations, one of which is the Ciletuh-Palabuhanratu Geopark in Sukabumi Regency which is a case study of the author. Because the road to the tourism destination is long and tiring, and there is no resting place for drivers, research is conducted to compile financial model and assess the level of profitability to increase investor’s interest in developing rest area for drivers. Modeling is done with discounted cash flow analysis and cost-benefit analysis in various schemes and scenarios to provide the broadest possible picture to the stakeholders involved if this research is used as a consideration in the development of the rest areas. Based on the model compiled, the best scenario is scenario 4, which is the provision of all facilities stated in this research, with 50% debt financing, and using government land as a form of public-private partnership. This scenario gives an NPV of Rp. 8,726,181,629, IRR of 23.57%, PBP for 4 years 4 months, and the government’s benefit cost ratio of 1.77.
