Summary:PT Pos Indonesia is a state-owned company engaged in the postal mail services, logistics, finance and property. These businesses experienced digital disruption that were seen from the profit generated by PT Pos Indonesia for five years did not show a significant improvement. One consequence is that many PT Pos Indonesia assets become unused and become a financial burden because they have to pay taxes and asset maintenance. Therefore, PT Pos Indonesia has a subsidiary, PT Pos Properti to manage the assets that are idle so that it can be optimized well and can help increase the profit of PT Pos Indonesia. Gor Merpati at Jl. Cikutra Bandung, it is one of PT Pos Indonesia's idle assets to be managed by PT Pos Properti Indonesia. Its location is surrounded by many colleges and offices, being one of the reasons that the Gor Merpati asset can be optimized to be boarding house. This research will show the investment feasibility analysis of the Gor Merpati into Boarding House from non-financial feasibility and financial feasibility aspect. The non-financial feasibility aspect will be measured using technical, market, legal and environmental aspects. Then, the investment feasibility decision will be analyzed from the financial aspect using Net Present Value (NPV), Internal Rate of Return (IRR), Payback Period (PP), Profitability Index (PI) and risk analysis. The result of market aspect analysis shows that the boarding house business has a great prospect despite the cost competition in the Cikutra area is very high. While the results obtained from this financial feasibility study are the project is worthy to run. The calculation results show NPV of sebesar IDR 4,212,665,395.50; IRR 15.15%; PP 9.79 year; PI 1.15. The risk analysis using sensitivity analysis indicates that the inflation variables, prices and interest in bank loans affect the acquisition of NPV projects.
