Description
Summary:The Land Value Zone (ZNT) is a polygon that describes the relatively-equal value of land from a set of land areas it covers. This relatively-equal land value is then used as a reference to determine the Average Indication Value (NIR) of a ZNT. NIR may change over time. This is due to price increases, which are influenced by various factors, including proximity to public facilities and other supporting facilities. Each factor has a different impact on the NIR in a ZNT which can be modeled using the Geographically Weighted Regression method. In this study, the Triangulated Irregular Network (TIN) interpolation method is used, which uses sample points to create a triangle-shaped surface based on the nearest neighbor's point information, to obtain a predetermined value of NIR from ZNT, along with optimum bandwidth corresponding to that value. From this research, the reliability of land price modeling based on the GWR method with TIN interpolation is obtained, amounting to Rp92,882.00 per square meter.
