Park is a revitalization of Taman Ria Senayan, focusing on economic improvement
and fulfilling social needs for citizen. In the construction process, comprehensive
construction management is very needed, including work methods, cost estimation,
scheduling, and HSE mitigation with its accordance in COVID-19 protocol case.
Methodology used in this report is by using literature study and processing
major data taken from output of other expertise study (Structural, Geotechnical, and
Water Resources).
Work methods used in this project is based on the characteristic of location
and resources limitation, in accordance with the Work Breakdown Structure of
Senayan Park: preparation work, upper structure work, bottom structure work, soil
work, drainage work, architectural work, and MEP work. The project will be
delivered in 1305 days. Construction cost estimation is divided into direct cost,
indirect cost, and project tax. Total of direct cost is about Rp 307,446,323,441,
indirect cost (covering heavy equipment rental cost, personnel managerial cost,
contigency cost, overhead cost, material waste cost, HSE procurement, and project
insurance) with total of Rp 95,354,499,246. Also, there is PPN 10% and PPh 3%
for this project, for about Rp 52,138,881,949. The company’s profit will be taken
10% of total project cost or around Rp 40,106,832,269 so the whole budget plan for
Senayan Park construction work is about Rp 495,445,011,906. If we divide the
budget plan with whole area, which is 62,598 m2 so Taman Ria Senayan
reconstruction per m2 is about Rp 7,880,723. For HSE mitigation of Senayan Park,
HSE analysis, risk management in every work, Quality Control, and also spesific
COVID-19 precaution program in construction are included in this topic.
