The effects is foreign capital investment will make the implement needs raise, such as the office rooms and shops. <br /> <br /> The aim of this project is Analyzing Properly Office Project Class A in Jakarta, through three aspects that are market, technical, and finance aspects. <br /> <br /> From market aspect analyzing, I conclude that building office project class A in Jakarta still have good prospect. In fact, the supply of the prime office class A up to 2001 is higher than the demand. However there is an extra value from the environment affect analyzing to build the office class A in the prime location completed with shops such as in M.H. Thamrin street in central Jakarta. <br /> <br /> By technical aspect, analyzing is done to the land location, land releasing, available, instruments and utilities, project plan, project allowance, environment affect analyzing and constructing period. The result is this project is proper to be done. <br /> <br /> Finance aspect analyses the sensitivity a good condition could be reached on 30:70 of capital, US $ 8 % / year interest, 95 % inhabitant level, .15 % raising price, NPV US $. 60,515,899, IRR = 16.76 %, BEP = US S. 11,745,647, and Payback Period which is reached after 9 years. <br /> <br /> After analyzing and evaluating using three aspects, I conclude that this project is proper to be carried out have a good prospect. text
