Along with the advancement of a city, the development to provide the current housing, commercial, and recreation needs for the citizens are also grown. However, due to the environmental conditions Semarang City, the large-scale construction of new buildings can hardly be done anymore because it will result in ecological damage, for example, land subsidence and flooding. Foreseeing this threat, inevitably the new function must be contained as much as possible in an existing building. The historic area of the Kota Lama Semarang, one of the historical heritages with various social and cultural diversity, is unfortunately underutilized at this moment. Old buildings either have the status of cultural heritage or not many are abandoned due to various factors. The designer then looks at the potential use of the abandoned buildings in the Kota Lama Semarang to be designed and given new functions (adaptive reuse) according to the needs and feasibility so that they can be useful and beneficial to all people. The PTPN XV building was chosen by the author at first because of its unique architectural style, close to riverfront, and relatively well in physical condition. After analyzing the conditions, and values of the elements, the author then incorporated the function of the building in the form of gallery, commercial and educational function in the building and propose a design proposal in the area around the building.
