Caused by the increase in container volume in West Kalimantan, the Port of Dwikora is being prepared to become a container port, while the Port of Nipah Kuning is prepared to become a multipurpose port to serve general cargo, bag cargo, and Ro-Ro cargoes, which are in abundance from Port of Dwikora. This study aims to review the feasibility of developing the Port of Nipah Kuning by analyzing the development plan in the form of port layout and development scenarios, as well as financial calculations. The research was conducted by using cash flow analysis methods, financial feasibility analysis with NPV, BCR, IRR, and Payback Period parameters. The development of Port of Nipah Kuning consists of three stages. To find out the optimal development plan, this study compares three scenarios of development stages. The construction of the port access road is calculated with two options involving the Pontianak City Government, namely whether or not there is cooperation in the construction of the access road. Based on the results of the financial feasibility analysis, assuming a tariff increase of 2% per five years, it is known that the most feasible scenario to be developed is Scenario 2 Option (a), namely port development and capital expenditures only in Phase I in multiyears and port access road construction is carried out by the Government of Pontianak. A sensitivity analysis was also carried out with the changed value variants assuming a rate increase, namely 2% per five years, 5% per five years, 8% per five years, and 10% per five years. Based on the sensitivity analysis, it is known that in general the most feasible development is Scenario 2 Option (a) with the lowest capital cost and an IRR of more than 12% even though the assumption of a rate increase of 2% per five years. |
