PROPOSED PROCUREMENT STRATEGY FOR FACILITY MANAGEMENT IMPROVEMENT IN PT MAIN BRIGHT INDONESIA TBK

PT Main Bright Indonesia Tbk (MBI) is a public listed company in the food and beverages sector. MBI is well known for its local and global beverages brand. MBI has 1 office in Jakarta and 2 plants in Tangerang and Sampang Agung. As a manufacturing company, it is important for MBI to manage its plant facilities well. Facilities management consists of soft-services scope and hard-services scope. MBI outsourced its facilities management to some vendors hence it is also related with Procurement. The focus of this research is to determine the major challenges and root cause in facilities management and to recommend solutions to improve the situation and solve the major challenges. The research employs qualitative method to obtain information, insights, and opinion from competent stakeholders through interview. Root cause analysis is determined by mapping the primary data obtained from the interview and extracted into keyword. To reach the conclusion of the issue and recommendation, beside from interview result, literature review is also conducted from various sources, such as PMBOK, operations and project management books, and journals. There are 6 major challenges and root causes inferred from the research, which are communication and close coordination, multiple vendor, unprofessional vendor, experience development and training, SLA and report standardization, and complex scope and activity. As a recommended solution, company should setup regular meeting structure, conduct tender to implement total facilities management, create more stringent vendor selection criteria, experienced personnel and regular training, involve users to create SLA, KPI, and report, and review internal SOD and create proper contractual agreement.
