Along with the emergence of autonomic policy, it seems that this pattern will be intensively applied in the near future, both I the municipalities and regencies in Indonesia. Considering that the process of application in Driyorejo District, Gresik Regency, in the province of East Java, is in the \"try-out\" phase, the effectiveness of this pattern should be examined, particularly the on related to the price of simple housing type as the result of the lattest RDAP price as \"manufactured\" by the developers. <br /> <br /> The study on the simple type housing is conducted to make a comparative study between the RDAP pattern and the conventionally applied pattern. This study uses both cost and price approach. Through the price approach, price per unit (Rp/Unit or Rp/m2) in the current and the future price both in cash or by installment. Through the cost approach, it can be found out the cost of house development pet unit (Rp/Uttit <br /> Rp/m2) of the various simple houses. <br /> <br /> As the price and cost reference, price and cost standart for small simple housing of Nasional Housing Agency are applied. The result shows that the price and the cost of developing per unit of the various simple housing with the RDAP is much higher than that of the conventional method. In addition, however. the result also shows that the realization of the price of the various simple housing is not the actual price. It as a cross-subsidiary price with the higher house types or with the better quality land. <br /> <br /> Considering that the advantage of the RDAP is to pace up the housing supply for the low-income society, their purchasing ~anahility should he reckoned. Therefore, the conventional method seems to be promisingly reapplied in the future. text |
