In order to support the running process of state infrastructure, PT. Wijaya Karya Gedung Gedung Tbk. in collaboration with PT. Bank Mandiri to establish an agreement to create a pop-up mall "SPASI' to support the surrounding economy through infrastructure. However, due to the Covid-19 Pandemic, the mall industry experienced a decrease in occupancy rate to 82.9% which caused the SPASI project construction schedule to be considered.
a company wants to invest, a review is needed for the project to see whether the investment is financially feasible or not. Therefore, one of the things in the structure of consideration in the feasibility study is capital which will discuss the combination of debt and equity to produce maximum value for the company. Gitman and Zutter (2015) state that to maximize firm value, it is necessary to measure the average cost of capital of a company (WACC) and carry out simulations in order to find the right target SPASI construction project schedule.
