Then, the increase in the accessibility system also encourages investors and consumers to move to the suburbs of Jakarta. One of the newest cities outside Jakarta which is currently in development is in the Bogor Regency area. In addition, there’s a trend between millennials who currently are in their productive age and is predicted to dominate until 2045. That trend makes use of a mixed-use concept to respond to the market demand. The millennial trend here means the tendency to live a fast, easy, flexible life, and also a balanced life to live, work, and play. This 10.000m2 project, located in the CBD area of Citraland Cibubur which consists of a mass which shape is adjusted based on the location of the land in front of the roundabout from the main gate and other various aspects. This building targets the middle to upper-middle class with a total of 3 towers as high as 17 floors and the addition of 3 basement floors. In this project, millennial’s preferences are used as the main concept so it is expected to achieve a balanced life with residential, office, and commercial functions in one building. However, the office and residential have a different concept than usual namely, WOHO (Work Office Home Office) and SOHO (Small Office Home Office). That concept was carried out because of the working from home trend which was also strengthened by the conditions of the COVID-19 pandemic. The WOHO concept itself is a developed SOHO concept due to the lack of privacy. WOHO has a clear and separate division of space so that both privacy and security can be more maintained. In addition, this project also has a natural concept that maximize natural daylight as well as green areas and there is space flexibility which is one form of the millennial’s preferences text
