Summary:The purpose of this mixed-use building is to complement its surrounding residential area, while increasing the mobility efficiency in Deli Serdang area, so that users can work, commerce and rest in this area. The scope of the design covers 1 hectare of land with KLB 6 in the Citraland Gama City, managed by private company. Because it is an elite area, the design is made suitable for upper middle class user. In order to maximize the land use, a high-rise building is designed, in which this building might become a pioneer in high-rise development in the Medan City area. However, high-rise buildings could cause negative impacts to its surrounding, especially privacy issues. In addition, high-rise buildings are not sustainable because they require a lot of energy. Therefore, the concept that underlies the design are sustainability, walkability and responsive. Due to the hot temperature of Medan, energy-efficiency and water conservation are the main focus in the sustainable design concept. The main approach taken in the design process is conducting radiation simulations and analysis to determine the massing, implementing various design strategies to maximize natural lighting and ventilation, reducing solar radiation and conserving rainwater by adding plant elements combined with the biophilic concept in order to save energy. The final design consists of two towers, each with 21 and 27 floors and integrated with the podium as the commercial function with total floor area of 59,700m2 . Both towers have a unique oval plan, and designed to have a distinct facade character. The curvilinear shape in each tower are also applied to increase the dynamics of the mass. The mass of the podium and circulation on the perimeter of the building are generally made dynamic to match the shape of the tower and strengthen the walkability concept.
