Summary: | The Leuwipanjang area is one of the transport hubs in the city of Bandung which is
also one of the exit and entry gates for people using land transportation in the form of
buses. In the Bandung Urban Mobility Project (BUMP) 2015, the Leuwipanjang area
is one of the recommended areas to be developed as a transit-oriented area (TOD).
Although it is recommended and planned as a transit-oriented area, until now the
Bandung City Government has not taken any follow-up actions to make it happen. The
diversity of problems in the area that has been built, the uncertainty of the light rail
development plan, and issues of authority have made efforts to realize the area not
easy. This study aims to formulate a strategy for the development of the Leuwipanjang
Transit Oriented Area based on the exploration of the region's strengths, weaknesses,
opportunities, and threats in its development. Strategy formulation is carried out using
an analysis of internal and external using management criteria and environmental
criteria which will later produce strengths, weaknesses, opportunities, and threats.
After that, a SWOT analysis was carried out to formulate a development strategy. In
addition, an IFAS-EFAS analysis was also conducted to determine the prioritized
strategies. The results of the study show that the area has several strengths, one of
which is the area that has a variety of activities and space utilization making the
Leuwipanjang area compact. The area also has several weaknesses, one of which is
that there is no spatial or non-spatial plan for the Transit Oriented Area on a city scale
or specifically for the Leuwipanjang Area. The area also has opportunities, one of
which is the existence of very comprehensive guidelines for developing transitoriented areas. In addition, there are also threats, one of which is the absence of
direction and planning from the provincial and national scales. The main strategy in
developing the Leuwipanjang Area as a transit-oriented area is the development of the
Terminal Area as a pioneer of mixed-use area (office and residential) in the
Leuwipanjang Transit-Oriented Area and Collaborating with the local government
and the private sector in developing the Leuwipanjang Transit-Oriented Area as a
sub-economic hub that can attract investment and new job opportunities |
